One thing you should not ignore when buying a property in Menorca Spain
are the running costs. These can add up to quite significant amounts and
it is something you can take account of in advance:
There will be standing charges on electricity, telephone and water whether
you use the services or not;
Local property rates and other municipal charges;
If you live in an urbanisation with communal fees, or in an apartment
block, then you will have annual charges to pay which could be as low as
£200 per year or could be over £1.000 per year; and
If you have your own villa with a swimming pool and garden, then you will
have maintenance costs to pay for both.
THE COST OF MAINTENANCE - Over and above the running costs, you have to
consider the maintenance costs of the property itself. Do not believe that
just because you have a home in the sun, it will not require maintenance.
MANAGEMENT and MAINTENANCE - If you are only using your property for short
periods yourself you will almost certainly need a managing agent to look
after your property. Our agents can advise you on which company is best
suited to manage your property. The agent usually charges a set annual fee
plus the costs of maintenance works, cleaning, laundry, gardening, pool
cleaning, obviously the costs for a two bed roomed apartment differ from a
detached villa with pool. Most reputable companies will quote in advance
for the work.
